Home buying could soon beat renting (msnbc.com article)
John Schoen recently wrote an article on msnbc.com by the aforementioned title. Based on the chart below, AND depending on your personal financial situation, it is with no doubt a better time to buy. Check out this calculator on the New York Times web site. For example: Let’s say your rent is $1800 per month. Unfortunately, that’s a big “if,” according to Paul Diggle, a housing economist at Capital Economics.
Much of the decision to buy a house still depends on your personal finances and preferences, your career or family life, or level of financial security.
But if you’re comparing just the cost of owning and renting, buying a house may soon be the better choice, according to Diggle.
Until recently, home ownership was no bargain compared to renting, according to his analysis. A 33 percent drop fall in home prices, a plunge in mortgage rates and 15 percent rise in rents since the housing crash has evened the scales. Today, the median monthly mortgage payment of about $700 has fallen to about the level of a median monthly rent check. If mortgage rates keep falling and rents keep rising, the equation will tip even further toward owning.
But that analysis doesn’t include the total cost of owning versus renting. A full accounting includes closing costs, maintenance, insurance and property taxes, tax savings from mortgage deductions, gains or losses from home equity, among other factors. Renters have to think about broker fees and future rent hikes. Both have to make assumptions about future trends in housing prices and rents.
When you take those factors into account — which Diggle has done with a homegrown “calculator” — someone who plans on staying put for seven years would come out ahead by about $9,000 if they bought a median-priced home rather than being a tenant in a median-priced rental. Diggle’s calculation assumes that rents keep rising by about 3 percent a year and that house prices stay flat in 2012 and 2013 and begin rising in 2014 at about 3 percent a year.

2011 Real Estate Winners and Losers

Winners!
Property investors
Here’s one thing that almost everyone in the real-estate business seems to agree on: 2011 was the year of the investor. With a flood of bank-owned properties on the market and prices rolled back to 2003 levels, investors who had cash or access to credit were eagerly scooping up properties.
Apartment landlords
One thing’s for sure: The housing bust made it great to be a landlord again. Occupancy and rents continued to climb, as more strapped owners were thrust back into the rental market, along with those who were unable or unwilling to buy in a real-estate market still looking for bottom.
First-time homebuyers
Sure, this group of buyers missed the tax credit last year, but many of them purchased their homes at even bigger discounts. Existing-home prices in October were down 4.7% from October 2010, according to the National Association of Realtors, which means the median home — at $162,500 —was $8,000 cheaper than a year ago. Owners who refinanced
For those who had enough equity, there was no better time to refinance a home. Interest rates on 30-year, fixed-rate loans started the year at an already low 5%, and marched progressively lower all year. On Dec. 15, they tied a record low at 3.94%, according to Freddie Mac.
Short-sale negotiators
The number of short sales spiked this year as more banks and homeowners looked for a way out of their underwater assets. This surge was welcome news for many people in real estate — aside from the homeowners losing their biggest investment. It was also a boon for short-sale negotiators, individuals who negotiate with banks on behalf of homeowners and agents, says Kim Drusch of Century 21 Award in San Diego.
Losers!
Las Vegas sellers
Let’s face it: This was a horrible year for most sellers, whatever their location. With prices down to 2003 levels, according to data from Case-Shiller, there wasn’t much money — if any — to be made on a sale.
Underwater homeowners
This is the biggest group of unhappy people on our list and the group that had the fewest options in 2011. For many — except those who qualify for the new version of the Home Affordable Refinance Program now being adopted by lenders — negative equity meant no refinancing, no sale other than a short sale, and a long road to recovery. Many people simply walked away.
Foreclosed borrowers
Many troubled borrowers got a reprieve from a foreclosure sale for much of 2011 as the robo-signing scandal slowed down the processing of delinquencies. But the pipeline opened up again later in the year, with foreclosure auctions swelling in November, according to foreclosure data firm RealtyTrac.The sad part was that many borrowers who were told that they qualified for a modification never stood a chance and missed an opportunity to do a short sale while servicers collected whatever payments they could get on the property.San Diego short-sale negotiator Shannon Noble says she had an unemployed client who was trying to arrange a short sale of her home. She canceled the sale because one of the major banks told her that she qualified for a modification despite not having a job.”You are lying to my client,” was Noble’s first thought when she heard this. Last month, she says, that home was foreclosed on.Worse off still were those borrowers whose homes were foreclosed on and who were later sued by the bank for the debt still owed after a foreclosure sale. Banks are allowed to pursue these “deficiency judgments” in 41 states and the District of Columbia.
‘Double losers’ and their lenders
One measure of just how broken the loan-modification process was: the huge number of re-defaults, or mortgages that had been modified only to be defaulted on again. These so-called “double losers” made up 45% of the 232,865 foreclosure starts in October, according to a report by Lender Processing Services. They come at an especially bad time, when foreclosure inventory is at an all-time high and foreclosure starts outpace sales 3 to 1.
Mortgage investors, Fannie and Freddie, taxpayers
It may be hard for many of us to summon sympathy for the big investors who were sold a bad bill of goods by the banks. After all, at the outset of the foreclosure crisis, many investors were reluctant to agree to loan modifications or short sales, leading many troubled borrowers to lose their homes and investors to lose even more money as the value of their collateral slid.

A recent article in the Wall Street Journal details the advantages of owning vs. renting a home in several major metropolitan cites. Nick Timiraos states, “Home prices and mortgage rates have fallen so far that the monthly cost of owning a home is more affordable than at any point in the past 15 years and is less expensive than renting in a growing number of cities.”
The price of ownership doesn’t come without it’s pitfalls, however. “Also, while the monthly carrying costs on a mortgage are lower than average rents in some cities, home ownership carries other costs—including taxes, insurance, homeowner association dues and maintenance—which may dissuade some potential owners.”
Overall, buying does have greater advantages over renting. Your situation might be different and to understand all the advantages, you should consult professionals whose opinions you trust. Rent vs. Buy – The Debate!
Local Washington D.C. October housing numbers show that listing inventory has dropped a bit over 13%, median prices have gone down 1.4% and employment numbers are steady at 6%. Couple that with area rents are going up, climbing 3.7 percent for the past 12 averaging $1,708 a month in 2011. Local landlords have raised rents an average 3.7 percent a year since 2006. With low vacancy and limited supply, landlords will continue to have the upper hand until new projects are delivered in the next two years. In Howard County, Columbia, Ellicott City, and Elkridge all have plans to build new apartment complexes in the very near future. They certainly know something!
A recent article in the Washington Post states, “condominiums saw a 3.3 percent decline in prices for new condos and a 3.9 percent decrease for existing units, according… Area prices for single-family homes rose 2.4 percent, to $330,000, according to Real Estate Business Intelligence, a subsidiary of the local multiple listing service.”

My Rent Rebate VIQs (Very Important Questions)
Is not that complicated and it isn’t Rocket Science! It’s just savings! What Is My Rent Rebate?
My Rent Rebate (MRR) is just that…a rebate. If you are currently renting a home or an apartment and need additional savings for your next home purchase, then we have a deal for you. For every month you rent, MyRentRebate.com will reimburse you a rebate on your rent which could add up to several thousand dollars. The size of the rebate is determined by the purchase price of your home. The rebate is then paid at closing and can only be earned on a purchase of a home where the seller is paying a commission.
How does it work?
You must first enroll at www.MyRentRebate.com. Once that is done, you will meet with our participating lender to determine your buying power. After that, you will then sign an Exclusive Buyer Representative agreement with the Weymouth Group of Keller Williams Select Realtors. IMPORTANT – The Weymouth Group is not a discount real estate broker. We are the real deal. Ranked in the top 1% in Maryland. Why? Because our clients LOVE us.
Then what?
The Weymouth Group will then help you find a place to live. You will be set up on an auto-search for homes based on your criteria. Your home purchase must be in Maryland for you to qualify for the rebate. Additionally, you must purchase the home using the Weymouth Group as your Realtor, plus use 1st Mariner Mortgage and a participating title company.
What if I am already have a signed Buyer Agreement with another agent or use another lender?
Then we encourage you to work with your current agent. MRR is not available with another agent outside of the Weymouth Group and we do not intend to solicit clients away from other agents. If you are working with another lender, ask that lender if they will participate in our program. If they do not want to participate, then your rebate will be smaller. The same will apply with non-participating title companies.
How is the rebate paid?
The rebate is paid in a form of a credit on the HUD 1 or closing worksheet.
What if I move outside of Maryland?
MRR is only available in Maryland. If you do move outside of Maryland, allow us to help you find an agent that will participate in MRR. However; if you do move and don’t purchase, MRR can be gifted to a friend, family member or colleague.
How is the amount of the rebate determined?
The seller of the home must pay a commission to the Buyer’s Broker with a minimum percentage. There is a minimum commission that is collected by The Weymouth Group.
