There are many factors that affect and determine the value of your home: INTEREST RATES, MARKET CONDITIONS, EMPLOYMENT OPPORTUNITIES, SCHOOLS, HOME CONDITION, TIMING OF SALE, SUPPLY (Absorption Rate) and of course LOCATION #1, LOCATION #2 and LOCATION #3. There are methods in which agents employ to determine you house’s value – previous sales being the most popular. Preceding Factors should also be considered as well but should be used wisely. Most owners would love to utilize this feature and single-handedly try change the home market value in their neighborhood. The one and most important factor not listed that’s KEY to your home value? The Buyers. They are the ultimate price setter. It is our job to make sure that the Buyers are educated and assist them in helping them make the most important decision in a lifetime. The more knowledge owners and prospective buyers have about the valuation process, the more likely they will come to an agreement on a purchase price. Many buyers today will insist on going it alone and in many cases, lose out on the home of their dreams due to unrealistic price offers or improper search methods.
