So you are buying a home? Congratulations! You are a smart buyer. You have taken advantage of the low interest rates and affordable home prices. You have found the “perfect” home, got the terms you wanted and are under contract. You have negotiated your repairs. The hard part is over. WHEW! Now it’s just a matter of waiting for your loan commitment and you are ready to go to settlement – easy, right?
It will be as long as you follow these “Seven Don’ts of Mortgage Funding”*:
1) Don’t change your employment status.
2) Don’t make any major purchases (cars, furniture, home theater, vacations, etc.).
3) Don’t increase your credit card debt or miss any payments.
4) Don’t change bank accounts or make undisclosed large deposits.
5) Don’t apply for a credit card, co-sign a loan or make a credit inquiry.
6) Don’t spend money you have set aside for closing – NOT ANY, NOT EVER!
7) Don’t delay in providing all paperwork asked for by the mortgage company.
Follow these 7 Don’ts and you will secure your loan and close on your home!
I remember Sandy, a young first time home buyer. Two days before settlement she withdrew $5,000 from her workplace retirement account and deposited the funds into her checking account. Boy, was that ever a RED FLAG to the underwriters! Her reasoning – “I took out some extra money in case I needed it for closing and moving day!” No, no, no! We did go to settlement, but we were a day late.
